When Are Taxes Due?
Taxes and Assessments are billed and paid in arrears, and are based upon the calendar year from January 1 through December 31. For all taxes assessed on the county tax rolls and collected by the county Tax Collector, discounts for payments made before delinquency shall be at the rate of 4 percent in the month of November; 3 percent in the month of December, 2 percent in the month of January, 1 percent in the month of February, and zero percent in the month of March. All owners of property are held to know that taxes are due and payable annually and are responsible for ascertaining the amount of current and delinquent taxes and paying them before April 1 of the year following the year in which taxes are assessed.
When Do Taxes Become Delinquent?
Taxes and Assessments become delinquent April 1. On or after April 1, the amount due is determined by the date your payment is RECEIVED by the Tax Collector’s Office, not the postmark date.
Do I Pay a Penalty if I Pay After March 31?
The law imposes 3% interest plus advertising costs on all unpaid Real Estate taxes. Tax Certificates will be sold on all unpaid Real Estate Parcel Accounts on or before June 1, resulting in additional charges. All unpaid Tangible Personal Property taxes will accrue interest at 1½% per month, plus advertising costs and fees. Tax Warrants will be issued on Tangible Personal Property parcel accounts, which could result in the seizure and sale of your Tangible Personal Property.
What Happens if I never Received a Tax Bill?
It is the responsibility of each taxpayer to ensure that taxes are paid, regardless of whether a tax notice is received or not. Taxes become delinquent on April 1, at which time interest and other applicable costs are added to the gross tax amount.
What if My Taxes Are Paid by My Mortgage Company?
In cases where the property owner pays property taxes through an escrow account, the mortgage company should receive the tax notice, while the owner receives a copy of the notice for informational purposes only. However, it is the responsibility of each taxpayer to ensure real estate taxes are paid, regardless if a tax notice is received or not. What if I Sold My Property and Still Receive a Tax Bill in My Name?
Please forward the tax notice to the new owner(s), or return it to the Tax Collector’s Office immediately. If you have sold a portion of the property, please call our office at 352-368-8200 to request a revised notice.
