Payment of Taxes

Delinquent Tax Questions

Tax notices containing the ad valorem taxes and the non-ad valorem assessments are mailed out by the Tax Collector to the assessed owners and addresses as shown on the certified tax rolls (provided by the Property Appraiser).

Tax statements are mailed out by November 1st of each year to the certified owner's name and mailing address by the Tax Collector. Taxes become due and payable November 1st each year with the following discounts in effect for early payment:

4% if paid in November
3% if paid in December
2% if paid in January
1% if paid in February
The gross (net) amount due in March

Unpaid taxes become delinquent on April 1st. For payments received on or after April 1st of each year, the amount due is determined by when the payment is RECEIVED by the Tax Collector. Postmarks can no longer be a considered factor.

For real estate taxes, a 3% penalty is imposed on April 1st and an advertising charge is added during May. Tax sale certificates will be sold on all unpaid accounts on or before June 1st resulting in additional charges.

Tangible Personal Property Tax payments received during April will have a statutory 1-1/2% penalty and a $2.00 fee added to the tax. Payments received during May will have a 3% penalty, a $2.00 fee and advertising costs. Payments received in June will have a 4-1/2% penalty, $10.00 statutory fee, advertising costs, a $20.00 Court Cost and postage. Tax warrants will be issued on all unpaid Personal Property Taxes.

It is the responsibility of each taxpayer to see that the taxes are paid. Taxes are due and payable even if a tax bill is never received (pursuant to F.S.) In cases where the property owner pays through an escrow account, the mortgage company, meeting criteria established by the Tax Collector, may request and be sent the tax bill. In this case the owner will receive a copy of the bill for information.
